Family-run barn conversion, The Water Hole, is situated on The Tinner's Way trail and lies just over a mile south of Zennor. It's in an ideal location to enjoy West Cornwall's rugged coastline and beaches, with easy access to Penzance (10 min) and St Ives (15 min). The Gurnard's Head and the Tinners Arms pubs are only a 5 min drive.

The Water Hole has just undergone complete renovation and refurbishment.

The barn is spacious and sleeps up to 6 plus babies/toddler in a travel cot.

There is parking for up to 6 cars.

Superfast broadband wifi in all rooms in the house and studio (please note: no mobile reception so you will need to switch on wifi calling on your phone).

Open plan lounge, kitchen and dining area with woodburner, large sofa and chairs to seat 6 and TV.

Separate snug with loveseat, chair, poufs, woodburner, board games and books.

Fully equipped kitchen includes oven, Samsung electric hobs, oil-fired Aga, large fridge/freezer, dishwasher, large farmhouse dining table and chairs, nespresso machine, kettle, teapot, 6 slice dualit toaster and Samsung microwave in addition to pots, pans, cooking utensils, tableware, glassware, mugs and cutlery.

3 double bedrooms: one king size bed and 2 doubles all with award-winning Emma mattresses, large windows and blackout blinds. 100% cotton linen and towels provided. Storage and hanging space for clothes, full length mirror and hair dryer in each bedroom. Bedroom 2 also has a small desk.

Child-friendly: stair gates, highchair, children's tableware and cutlery, child-safe window fasteners and locks on all upstairs windows, baby/toddler bath, travel cot with mattress and sheet (available on request - advance notice please).

Upstairs bathroom is fitted with traditional roll top bath, large basin and toilet. Downstairs there is a shower room and separate WC.

Utility/bootroom with washer/dryer, shoe rack and coat hooks. House entrance leads into the utility which is connected to the kitchen/lounge.

Patio door in lounge/kitchen area leads out onto garden with large patio with wood-fired hot tub, BBQ, and table and chairs to seat 6 with parasol.

Please note that the wood-fired hot tub needs to be filled, lit and emptied by guests after each use. It takes approx. 50min to fill up and 2h to heat up. You will need to be at the property during this time adding more wood when needed. We give full instructions for use and you can always call us if you have any questions. We provide 2 bags of logs with kindling and firelighters to get you started with the hot tub and/or wood burners. If you need more logs, you can bring your own or purchase some at B&M which is only 10 minutes drive from the property.

Separate spacious studio in garden with gym (squat rack, pull up bar, bench, adjustable dumbbells, kettlebells and rowing machine), yoga mats, ping pong table and Bonzini foostable/football table.

The garden is a beautiful woodland and haven for wildlife. It has paths to walk around and a stream running through it. Please do explore and enjoy it and please make sure young children are accompanied at all times due to the stream (which is generally fairly shallow).

There is a gardener who attends to the garden once a fortnight on a Thursday morning (9am to 1pm) to cut the grass and take care of the plants and trees. His name is Ben. He is very discrete and professional. He will start his shift as far from the house as possible to not disturb you in the morning.

Near to your arrival date, we will send you details of how to reach the Water Hole, a house manual and instructions on using the hot tub, as well as recommendations for beaches, days out, trips, restaurant and cafes.

A car is strongly recommended. There are taxis available which need to be booked in advance and the nearest bus stop is a 10-15 minute walk.

We do not accept stag or hen dos, parties or loud music. We also do not accept pets. Thank you for your understanding.
